This large-scale, mixed-use project will be an important addition to the Belgian coast. Two towers, 90 and 80 metres high, are a striking addition to the Ostend skyline. In addition to almost 500 apartments, the complex includes a four-star hotel, offices, shops, and restaurants.

Challenge

A project of this scale and visibility requires a well-considered approach in various fields, given its impact on the immediate surroundings.

Solution

The impact of this urban renewal is greatly reduced ecologically through the reuse of rainwater, underfloor heating, and green roofs. It will also be connected to the Ostend heating network. Different acoustic solutions will also reduce the impact on the immediate surroundings.

This is the first residential project to be connected to the Ostend heat network.

SKY District is a new urban development on the site of the former hotel school in Ostend. Six new buildings comprise 484 apartments, a four-star hotel with 120 rooms, offices, shops and restaurants.

The development is characterized by 2 striking towers. SKY Tower One is crowned by an exclusive bar at a height of 90 metres. SKY Tower Two houses a fitness centre on floor 25, 80 metres high. The two towers are connected by a plinth with offices, shops and restaurants. With 2,000 bicycle parking spaces, the project offers the largest bicycle parking facility along the Belgian coast.

The urban renewal focuses on sustainability, including the reuse of rainwater, underfloor heating and the installation of green roofs on the awnings. Furthermore, this is the first residential project to be connected to the Ostend heat network.
