Demand-driven ventilation and lighting, climate ceilings that switch off when a window is opened, etc. contribute to an intelligent building that minimises the energy required and recovers it where possible.

To ensure flexibility, the ventilation strategy takes into account occupancy varying in space and time.

This multi-tenant office building in the Benelux office park acts as a landmark. Six storeys envelop an open patio. The ground floor with double storey height at the back includes a restaurant, an entrance desk with takeaway point, co-working spaces and a multipurpose room for 500 guests. The office space on the upper floors can be freely rented and partitioned, with a minimum of 350 m².

Flexible and intelligent

To ensure this flexibility, the ventilation strategy takes into account occupancy varying in space and time. Demand-driven ventilation leads to significant savings in consumption of electricity, heating and cooling. The rotating hygroscopic heat wheel of the central air handling units recovers both heat and humidity.

In addition, the heat wheel allows free cooling in the low season. For small cooling demands in the off-season, active cooling therefore does not have to be started.

In this intelligent building, the climate ceilings with adiabatic cooling switch off when a window is opened - as the window contacts are linked to the central building management system.

BREEAM Very Good

Other measures include demand-driven LED lighting with daylight dimming, insulating glass and external blinds. These and other applications increase user comfort. In addition, solar panels provide an important part of the energy production. With these and other measures, Kortrijk Business Park achieved BREEAM Very Good certification.
